About Grey Falcon Properties

Grey Falcon Properties is a licensed real estate brokerage in Carlsbad, California (CA DRE Corp. #02209432). Since 2014 we've managed single-family homes, condos, townhomes and small multi-unit rentals for owners across North County San Diego. Today that's 144 homes.

How we started

Aaron Ross founded Grey Falcon in 2014 after serving as Chief Operating Officer of Winchester Real Estate, where he helped grow the portfolio from 450 to more than 1,000 units in four years. With that experience in accounting, legal, maintenance and customer service, he opened his own brokerage: Grey Falcon Properties.

Who runs it today

Russ Tarvin is our broker of record (DRE #02078626) and has run the Carlsbad office since 2020. He's joined by property manager Carol Bocanegra, who has more than 30 years in Southern California property management, and operations manager Megan Frick, who has kept our books and our owners' statements accurate since 2016. What we do

• Full-service property management: leasing, screening, rent collection, maintenance, inspections and monthly owner accounting for 8% of rent collected. See what's included and our fees.
• Tenant placement: for owners who manage their own rentals but want help finding and signing the right tenant. See tenant placement.
• Small community associations: we also manage small HOAs of 15 homes or fewer in North County.

Where we work

Our office is at 2888 Loker Ave E, Suite 316, in Carlsbad. We manage rentals in Carlsbad, Oceanside, Vista, San Marcos, Escondido, Encinitas and nearby communities.

How we work

• Straight answers. Our fees are published, and we tell owners what their home will realistically rent for, even when it's not what they hoped to hear.
• Fair but firm. Every applicant is screened against the same written criteria, and every lease is enforced the same way. That consistency protects owners and is fair to tenants.
• We keep up with California law. AB 1482 rent caps, deposit deadlines, Zone 0 fire rules: we track the changes so owners don't have to.
• Respect, always. For owners, tenants and vendors alike.
