Maintenance Requests for Grey Falcon Residents
Something broken at home? Submit a maintenance request through the Grey Falcon tenant portal and we'll line up a licensed local vendor. Before you do, the quick checks below fix many common problems in a few minutes.
Emergency? If there is fire, a gas smell, sparking or anyone is in danger, leave the home and call 911 first. For active water leaks, shut off the water if you can do it safely, then call us at (760) 349-1101. Don't wait for a portal reply.

Frequently asked questions
How do I submit a maintenance request?
Log in to the Grey Falcon tenant portal, open Maintenance and create a new request. Describe the problem, where it is and when it started, and add photos if you can. Requests in the portal are tracked, so nothing gets lost in a phone message or text.
What counts as an emergency?
Anything that puts people or the home at immediate risk: fire, a gas smell, sparking or exposed wires, flooding or an active water leak, or a sewage backup. Call 911 first for fire, gas or danger to anyone. For leaks, shut off the water if it's safe and call us at (760) 349-1101.
Should I try to fix it myself first?
Only the simple, safe checks on our troubleshooting pages, like resetting a tripped breaker, a GFCI outlet or a garbage disposal. Never work on wiring, gas lines or anything that looks burned or damaged. If a quick check doesn't fix it, submit a request.
Who pays for the repair?
Repairs from normal wear and tear and failing equipment are the owner's responsibility. If the damage was caused by a resident, a guest or a pet, the cost of the repair and the vendor's visit may be charged to the resident under the lease. See who handles what for the full breakdown.
Can I hire my own repair person?
Please don't. Repairs need to go through us so the work is done by a licensed, insured vendor and the owner approves it. Repairs you arrange yourself may not be reimbursed.
Do I need to be home when the vendor comes?
Not always. When you submit the request, tell us whether we have permission to enter and whether there are pets. California law requires reasonable written notice before entry for non-emergency repairs, so we or the vendor will contact you to schedule.
How do I report a problem outside office hours?
Submit the request in the tenant portal any time. If it's an emergency, follow the steps above and call (760) 349-1101.
